What sellers provide are the starting point. Depending on the property, we examine permits, renovation history, prior sales, comparable properties, site conditions, environmental and seismic considerations, inspections, and neighborhood dynamics.

Find value others may not see.

Not every feature is fully reflected in the asking price. We look closely at the attributes that drive long-term desirability and value: layout, lot and location, views, renovation quality, expansion potential, and scarcity.
